Thank you for looking at our company closer and considering buying a plan from us. Below is some information that will make it easy for you to order these plans. We have included our Terms and Conditions (pretty standard stuff) but you should read it anyway before you order your plan just so you know our policy. If you decide to order with us, thank you and enjoy your new cottage/home.

Why do our plans cost a little more than others?
They cost a little more because they are extensive and unique. As residential Architects, we are used to creating homes that flow from the outside to the inside. We create sequence of events that the visitor goes through and it is these experiences that gives them a sense of place and comfort. We feel that the exterior details need to be carried through to the inside to give the homeowner this total experience. Our sensitivity towards New England detailing and interior millwork is what gives our homes their special character, soul and universal appeal. Without these details, a homes would be lifeless and we all deserve more. You have come to our website searching for something different and something unique and this is what you have found.

Unfortunately, unique things usually cost more because they take more time and care to create. This is why our plans costs a little more than other stock plans but we know that when you see the sensitivity that we have put into creating these plans, you will understand the value we are talking about.

We are not a large faceless company. We are a small proud New England Architectural firm of four people. We practice Architecture on the East coast in a seaside town called Jamestown, Rhode Island. I am the single principle and have invested my own personal money into this new company because I really believe in what we are doing. I know that we have a great product and that you will have many great years in one of our homes.

We are not just selling you a plan, we are selling a Ron DiMauro Home and I take that very seriously. My name and reputation is all I have and my firm has gained an excellent reputation over the last 25 years. We stand for quality, integrity, honestly and timeless design. WHAT’S INCLUDED IN OUR ARCHITECTURAL SET?

1. Marketable Floor Plan: You can have the confidence knowing that Ron DiMauro Architects Inc. (an award-winning Architectural firm with 25 years of experience) designed your potting shed/cottage/home.

2. A builder friendly package: We used to be builders first, so we understand what your builder is looking for in a set of construction drawings and our drawings reflect everything they need to build this home/cottage in a sensible, economical way.

3. Budget Friendly Design: Being design/builders first, we had to build whatever we designed for our clients on their fixed budget so we really needed to know how to be efficient regarding the building process. Using standard lumber sizes with little or no waste, specifying stock items that could be purchased at the local lumber yard and laying out the interior walls for easy structural support and mechanical chases are what separates us from our competitors and is what keeps you in budget. This knowledge was transferred over to our designs for you so you can have a home that is economical to build with little or no waste. This saves, you money, time and saves the environment as well. Everyone wins and this really makes us happy.

4. A fully dimensioned foundation plan: Our foundation plans are easy to read and the wall sections are simple to follow. They are based on everyday realities and industry standards. The foundation guys love our plans because they are simple to read.

5. Four Exterior Elevations: We provide you with all four exterior elevations with the trim details of that façade right on the same page, so a contractor does not have to search the construction set for details. This is unique to the industry but saves the contractor time and ultimately saves you money.

6. Fully dimensioned floor plan: We provide a floor plan with shaded interior and exterior walls so it is easy for you and your contractor to read. We also dimension these plans so the stud walls can be laid up easily. We try to think like builders to make their job easier, this in-turn saves you time and money.

7. Structural Cross Sections: We provide you with several cross sections for your builder to understand our vision. Even though you have to get these plans stamped by a local registered structural engineer (because each state is different and we do not know the local requirements on wind loading, coastal issues, and bearing requirements), our sections are thorough and will lessen the cost of your engineer. Our sections also include suggested materials (stud wall info) and details.

8. Roof Plan: A rare but needed drawing, our roof plan shows the contractor the valleys and the peaks. It gives him/her a complete visual of the massing of the house and simplifies the overall image. It shows the valley flashing and roof pitches, a good tool for water prevention.

9. A furniture layout plan: We have included a furniture plan so you can see how we designed this space around real furniture. We also noted if the bed was a queen or a king so you can understand what could fit in your new bedroom.

10. Exterior window and door schedule: We provide you with a complete window and door schedule. This schedule has all the rough openings for the exterior windows and doors. This really helps the contractor and window company when they are ordering the window package and framing the window openings.

11. Interior Millwork: (applies to Elegant Homes) We have included interior trim profiles for the interior windows and doors. We also included if there was any wainscoting, crown work or what type of baseboard we think fits within each style of building. It is drawn in profile.

12. Plumbing Fixture Selection: (applies to Elegant Homes) We have taken the time to choose the soaking tub, toilets, shower valves and both the bathroom and kitchen sinks that fit within the style of this Architecture. We specified Kohler products as a brand name because it is well known in the industry and is known for high quality products while still being affordable.

13. Fireplace Millwork: (applies to Elegant Homes) One thing unique to our plans (and we are very proud to offer you this) is to include a custom designed fireplace interior elevation with construction details. We know that your contractor needs these drawings to build the fireplace surround so we included this in your interior set.

14. Electrical plan: (applies to Elegant Homes) We spent time looking at your home and worked out an electrical switching layout. We give you locations for the switches and light fixtures and have determined the switching patterns as you walk through the house/cottage. (As you walk from room to room, you need to be able to turn one light on and the other one off so you figured this out for you.) This plan can be given to your electrician to make his job easier.

15. Colored Rendering: We included a color rendering by Ron DiMauro on 11x17 for you. You can use this as a guide when building your cottage or frame it and hang it up in your new home. If you are a builder, this rendering will help you market the property to potential customers. We are proud of this design and Ron wants to share his original color rendering with you.

How Many Sets of Blueprints do I get?
Three (3) sets are included in our blueprint package. One for you, two for your builder.
If additional sets of plans are requested, they will be provided at a cost of $60 per set.
Over four sets, shipping costs will have to increase due to the size and weight.

What are the shipping costs?
Postage and Handling: It will cost you $25.00 to send 3 sets of plans to you.
We send it by USPS Priority mail (and it usually takes 4 to 5 days depending your specific location). We will need your signature upon receipt to let us know that you have received it. If you order 4 or more sets, you will have to add another $25 for shipping.

GENERAL TERMS AND CONDITIONS:
Before calling to order, please read the following so that you can learn more about our services, products, and procedures.

Our Exchange Policy
Since blueprints are printed in response to your order, we unfortunately cannot honor requests for refunds.

Reverse Blueprints
If you want to build a reverse version of the plan shown, we will flip the design for you. However, when the design is flipped, the lettering and dimensions will appear backward, and is very difficult for your contractor to read, so we offer a service to manually change all of the text so that you can read it. We need to charge you an additional fee of $150.00 to do this for you because it takes the draftsman several hours to do it.

Architectural and Engineering Seals
Some states and cities now require that a licensed architect or engineer review and “seal” a blueprint, or officially approve it, prior to construction due to concerns over energy costs, safety, structure and other factors. Prior to application for a building permit or the start of actual construction, we strongly advise that you consult your local building official who can tell you if such a review is required. It shall be the responsibility of your local Architect and Structural Engineer, not Licensor, to assure compliance with all applicable laws and building code requirements.

Local Zoning Requirement and Building Codes
Substantial care has gone into the creation of this design. At time of creation this design was drawn in compliance with one or more nationally recognized model building codes; however, due to the differences in place and time and changes in the national codes, you should assume that this design may not be compliant with any such codes as adopted in your area, and that prior to using these blueprints you should engage the services of a properly licensed and qualified local Architect and Structural Engineer to prepare and stamp a buildable set of construction plans, and associated building specifications. It shall be the responsibility of your local Architect and Structural Engineer, and not Licensor, to assure compliance with all applicable laws and building code requirements. If you contemplate making even minor changes, your local licensed Architect or Engineer must be notified prior to making any of those changes.

Foundation and Exterior Wall Changes
Most of our plans are drawn with basement foundation details. Since we don’t know the frost zone in your area and/or Bulkhead door requirements (second means of egress) and depending on your specific climate or regional building practices, you may wish to change this basement design to a slab or crawlspace, or increase the thickness of the wall in depth and/or increase the depth of the wall in the ground for each specific frost zone. Most professional Architects can easily adapt your plans to alternate foundation types and have them stamped prior to construction. Please consult your local Architect first.

Because we will not be providing any personal or on-site consultation, supervision or control over actual construction methods and means, and because of the great variance in local building requirements, building practices and soil, seismic, weather or other conditions, WE CANNOT MAKE ANY WARRANTY, EXPRESS OR IMPLIED, WITH RESPECT TO THE CONTENT OR USE OF OUR BLUEPRINTS, INCLUDING BUT NOT LIMITED TO ANY WARRANTY OF MERCHANTABILITY OR OF FITNESS FOR A PARTICULAR PURPOSE. Simply said, Ronald F. DiMauro Architects Inc. does not have any liability regarding these plans or designs since we cannot be there on site while they are being built to solve any problems that may arise.

Copyright Regulations & License Information:
You have purchased a single license to use the plans. You can only use this once and then you need to buy another one if you want to build it again. (speaking to the builders)

The title to and intellectual property rights in the plans shall remain with Ronald F. DiMauro Architects Inc. Use of the plans in a manner inconsistent with this agreement is a violation of U.S. Copyright laws. These designs are protected under the terms of the United States Copyright Law and may not be copied or reproduced in any way.

We authorize the use of your chosen design as an aid in the construction of
ONE SINGLE FAMILY HOME/COZY COTTAGE/POTTING SHED/SMALL PLEASURE/2 & 3 CAR GARAGE/BARN ONLY. You may not use this design to build a second or multiple dwellings without purchasing another blueprint or blueprints or paying additional design fees.
